Repair or Replace? How to Know Which Your Roof Actually Needs

The honest framework roofers use — age, extent, and math — so the recommendation you get is the one your roof would give.

No roofing question gets answered dishonestly more often than this one. Replacement is the bigger invoice, so replacement is what gets recommended — even when a repair would serve for years. Here's the framework an honest assessment actually runs on, so you can check the math yourself.

Start with age

A standard architectural shingle roof carries a realistic lifespan of 20 to 30 years in harsh sun and hail country — less for older 3-tab roofs. If the roof is under 15 and the problem is localized, repair is almost always the answer. If it's past 20 and the problem is the third one this year, replacement enters the conversation on merit, not salesmanship.

Then measure extent

Damage to a slope or a section — a flashing failure, a storm-torn corner, a pipe boot — is repair territory by definition. Damage distributed across most of the roof — widespread hail bruising, curling and bald shingles on every slope, granules filling the gutters season after season — describes a roof at end of life, not a roof with a problem.

Count the repairs
